Market not perfect (it never will be), several issues remain, but much, much better than before.

I'm not sure you can accurately assess that based off equity in a home. I would think it would be difficult to have negative equity today.
Unless you use your home as an ATM. As a Realtor I see that all too often... -

I once worked for a company with its HQ in Collegeville, PA (a beautiful campus which they'd bought from another drug company). The roads on the campus were all posted with a fourteen mph speed limit. I don't have photos, though, and they (we) ultimately got bought out by another, bigger pharmaceutical company. I think that they moved out of the Collegeville campus subsequently.

Yep, no shortage of weirdness down here. Ours seem to congregate in pockets though all throughout the country. Unlike some other places where the whole shebang is one big ball of weird.
Ya have to wonder, the people making the decisions on speed limit signs.....probably debated for days that 25 was just unacceptable but 24 was something they could live with. lolHT SYSTEM-

Likely because 24 is VERY unique, and more likely for you to remember that area A has a 24 MPH limit...
Similar to schools starting at say 7:13. Because its not a standard time frame (since normally its in 5, 15, 30 or hour increments) its easier to remember.

Dinner (and a well needed drink)!
Everything (except the lime in the cocktail) is from our garden or the neighbor's farm. I love summer...

minutes ago, lookin' out from the porch.
Dinner here featured backyard (garden, that is) salad & fresh backyard pesto -- corn from the local farmstand; I don't have the bandwidth to grow corn
-
Round two.
After dinner drink. Mojito with fresh mint from the herb garden.

Birthday party at a friend's small farm today. Two band's played. The birthday boy plays in the second band, they have been playing together for 40+ years. Great time every year. The first band shown first played for three hours, incredibly good young talent up front, amazing blues and rock.

This was my night yesterday....
A week and a half ago I was fiddling around in the garage and felt an ouch. Something got under my middle fingernail. Thought nothing of it. You know like when trying to open kids toys, that hard plastic sometimes goes under my nail when trying to take the toy out. This past Saturday it started to hurt even more. Come Monday puss was coming out. Went to the Dr they gave me an rx for antibiotics. Yesterday morning it was looking decent but hurt like hello less the o. Got home dipped my finger in warm water more goop came out and I couldn't stand the pain. Went to the walk in emergency centre near my house. They froze it and then started cleaning it up. She said I did quite the number on it. I had created a big void between the nail and the skin underneath which is why it was constantly getting infected. Pressure has been relieved. But now it's so sensitive and it's on my right hand which is my dominant hand. Not fun -
Eeeewww!
Pack your nail with bacitracin, you'll be good in 3 days. -
I've been told to use polysporin and change the bandaid 2x a day. I didn't realize how much I use my middle finger. Well I knew just never appreciated how much a non injured middle finger really is
-
... I didn't realize how much I use my middle finger...
That right there is signature line material, that is!
(seriously, I hope the infection clears up soon)

I like livin' in the country -- here, you can have weeds and call them wild flowers, and be proud of, rather than ashamed of, them.

Those are the types of pictures I was thinking of as she was cutting my nail and draining it!

I dug out my two very old Weber's and smoked some pork riblets aka Featherbones in the Midwest. Used hickory and a little cherry wood. Seasoned them overnight with a nice blend of spices. Will finish them tomorrow in an electric roaster for about an hour steamed with water and a can of beer. Then add homemade bbq sauce. I did 10 lbs. Sweet corn, salads, garlic bread. More beer. Yum. Haven't done this in about five years.
