    Might still consider flood insurance, just for piece of mind. Pretty cheap unless you're in a flood zone which it sounds like you're not.

    If I may also suggest, instead of having the pipes outlet at the curb, which is susceptible to water back up on the street, make the outlet about 8 feet back at a higher elevation than the curb. Providing that elevation is still lower than the pipe in the house obviously. You can also hide it with some creative landscaping and rocks so the water doesn't erode the grass in that 8ft behind the curb.

    Also, because the foundation in the basement has no leaks now, doesn't mean it won't down the road. The key to all this is to not have standing water against your foundation as it will eventually find it's way in.

    If your sump pump is still cycling on and off even on dry days, you have a much bigger problem and I'd walk away. Go see the house on a dry day, spend time in the basement asking mundane questions as you listen for that sump pump to kick on.

    Good point, but I highly doubt they'd release that info to anyone other than the homeowner.

    It appears we are getting the home regardless. We looked at it again last night, paying close attention to the dump...there was some significant rainfall recently and the sump wasn't running excessively...the remedial measures looked adequate. Our offer has been verbally accepted, but still waiting on the contract.

    Jeremy,

    Hows the back of the house ? The front looked sloped towards the curb, but is the back sloped away or towards the house ? Might also be wise to have a radon test done and make your offer contingent on the home inspection.

    Take a look at the downspouts too. If they are ejecting right next to the foundation, it would be better to put some extensions on them to help keep water away from the foundation. Sometimes simple things matter.

    The downspouts are piped out to the curb along and three 12" yard drains in the back yard, which is very flat, have been added. The Radon testing is pretty standard, in our neck of the woods nowadays, and the contract is contingent on a home inspection and remedial action. We are excited about it. The home is in one of the nicest subdivisions in our city and was built in 2002 by one of our areas most respected home builders, Diyanni Brothers.

    Yeah we hoped this was going to be a significant year for us. New job lined up, Getting my degree in August, our youngest starts preschool in the fall, and purchasing a home in a nicer subdivision. Been home with the kids since our first child was born in 2009...I am very excited to get back to work. The last few years have offered more than I could have imagined growing up in a piss poor farm town in south east meigs co. Ohio. Feeling very blessed, at the moment.

    Thanks...been going through a bunch of old photos today, it simply amazes me how much my family and I have changed in the last 15 years. Found a some photos of me with high school friends riding atv's and muddin our trucks, being rowdy. Haven't seen those guys in ten years or better...and damn was I skinny :)

    All inspections and appraisals are now completed. 10 more days on until my house is officially someone else's!

    Yes Sir...the inspection on the new home came back perfect, however the inspector Sherlock Homes wasn't very good. In any case we are closing May 3rd and moving in May 6th.
