Well we had a good/busy week, 17 showings since Thursday and 12 more at our open house yesterday. Received a couple of offers and accepted the best one. So, we are officially in contract and pretty excited that, that offer was significantly over our asking price. I still have my fingers crossed, hoping it all pans out. We still haven't found our next house so we may end up in an apartment of some sort for a bit.Oh, Listen here mister. We got no way of understandin' this world. Housing markets suck. My money goes nowhere in the NE. JM, that first house you posted is at a great price, in OH, but bring that bastage up here and it fetches $500K+ all day long.

That first house wasn't nearly as nice as the photos portrayed it. It's a little beat up, and has hollow sounding floors, which I can't stand. Home prices are usually much cheaper here in the Midwest, which is probably why anyone stays here, that and footballOh, Listen here mister. We got no way of understandin' this world. We may have found our new home...we haven't made an offer yet, but , assuming our home inspection goes well tomorrow, we may go for it. The house doesn't have everything we want, however, the workmanship is incredible and doesn't need a thing...maybe a different color shutters.

Congratulations on your sale and best wishes on finding the right new one. Green shutters, St. Patrick's Day, meant to be? Housing markets appear to be strong in most places. In Omaha we currently are experiencing historically low inventory of homes for sale. As far back as our computer databases go, maybe 30-35 years, we now for the first time have more licensed agents than residential properties currently listed. Homes are having multiple offers in 1-2 days, selling at list price or higher. Good luck.

No doubt...the main rig has been in storage for a few days; I was watching Netflix last night and was reminded just how awful the tv's sound. Every home we look at is being evaluated on it's sound system friendliness. This particular one is pretty good with a large rectangle family room and no vaulted ceilings. The basement's main room is smaller than what I have now but the ceilings are much higher.Oh, Listen here mister. We got no way of understandin' this world. So we found out that the house we wanted has had two water intrusion claims since it was built in 2002. Apparently the lot had a ponding issue that has been resolved with additional drainage. I'm am more than a bit concerned, however, that this may be a recurring issue, and the possibility of mold. Any advice...what are the odds that the drains fixed the issue, and no mold exists in the basement? It felt dry and clean down there with no musty smell.Oh, Listen here mister. A flooded basement is no fun ours flooded 2 years ago had to totally gut a finished basement and start all over to the tune of $13,000 dollars in them coming in with Jack Hammers and laying drain tile a triple safe sump pump a huge dehumidifier that keeps moisture out, the mold prevention treatment was another $1500 plus I did the tear out myself bought the recommended tile and wainscoting to match the system most of that's been done by me and a buddy but that product was a couple of grand so for about $17,000 total the basement is pretty much back together it was a nightmare to say the least, we're still recovering from it. I would pass that offer up if I was you.Home Theater

Water doesn't care who you are or what's in the way. It will find a path through, around or under a structure.

I don't think it's a question of "if". I think it's a question of "when". Plus, there is no telling if they actually did eradicate all of the mold. The only ways to find out if this was done properly is to demolish the basement down to the studs or wait to see why the family has so many hospital bills shortly after moving in. Neither are viable options IMO.

Here is a photo of the lot...house built in 2002, just seems that the improper drainage would have been an easy fix considering the flat lot, and a reputable builder.

Jeremy: Speaking as a 30+ year Realtor and Certified Appraiser, I do not have enough information on your situation to "confidently" advise you one way or another, nor should I. These situations do frequently surface (no pun intended). They are always very difficult. At least the past problems were disclosed, sometimes they are not, even with seller disclosure requirements. It's good that you had not yet made an offer. From your past comments, this home did not have the side-load garage you were hoping for. There are ALWAYS other homes. It seems unusual you were having an inspection prior to making your offer, in most areas, sellers make you wait until you have a signed contract. Having been involved in situations like this, from all sides, having the option, my gut tells me I would probably pass for now. Having said that, I have also seen some very bad basement water intrusion problems corrected very well. Best of luck.

To clarify the inspection was done on the home I am selling, not on the one I want to buy. I wouldn't be surprised to see water again at all. Look at how tight the homes are situated. In a heavy storm, the gutters of all three are charging the two "alleys" between the houses. Those roof areas are not small at all. The system is being overcharged with nowhere for the water the go.
It's called AMG. I am not allowed to use the "M" word in my line of work as it causes panic and lawsuits. With that being said, there are ways around the water infiltration but it requires mucho dinero and time. Clearly for someone buying a "newish" home, you don't want to be bothered with these shortcomings.

Pfffft! Grab a shovel Fred and let's help the boy out. Had to redo some drainage at what's her faces house. A lot of the gutter discharge kept eroding the yard between the hers and the neighbors house. Did a temporary 4" corrugated run from the drops to the bottom of the hill in the back yard. Tied the neighbors in as well. Will trench and bury when I get back. LOTS of water coming from that big stupid roof. -
It's an easy fix to re-route runoff from guttering and downspouts. The big problems show up when you're experiencing a wet, rainy time when the ground is saturated and no place for the water to go, except for that big cavity below grade, your basement.
Once water finds it's way in, it's difficult to keep it out, without spending a ton of money.
Move on to the next home, buying this one is a gamble, at best. Sometimes there are the "not so obvious" reasons why a house is for sale.
