Packing up

Officially hired a realtor today. She thinks she will have our home sold within a week of the listing....so got to start getting all my gear packed up. Our next house will likely be our last, so I'm pretty excited. Priority number one I want enough space on the main floor for big tower speakers and my big Emotiva monoblocs. :D

    I'm selling mine in a few months. Sales have been pretty brisk around here.
    Most likely I'll rent for a year or so until I figure out what I'm doing next.
    Downsizing is my intent. Empty nest and I want a small single story home.

    Good luck selling and finding the one you want. I moved in March of 2015. House sold the first day it was listed... 3 offers at asking price. That was a good feeling.

    We had a great time house hunting. All I wanted in a new house was enough room for all of the audio gear, a room for a pool table(and audio gear) and a 3 car garage. Of course the lady had her own stipulations as well, but I ultimately I was able to get what I wanted too.

    Good luck with the move Jeremy! I don't envy you having to pack. I can't imagine having to pack all our 'stuff'. We're in approximately 3000 S.F. and a 3.5 car detached garage. We'd have to get as many dumpsters as moving vans! Although, sometimes a move is needed to get rid of what you don't need...

    Yeah, we have been throwing things out every week for the last month or so. The trash guy gets a workout at our house. Still haven't got to the barn or garage; packing the tools is going to be a major pain in the ****. I would love to love to find a decent 3 stall side load garage in our next house, we actually found one in a house that needs some love but is 5200+ (short sale), however, the realtor says there is liens on it from three separate banks, so it could be months before we hear anything. I loved that house though, I could lose my kids in that thing.

    Good luck on your house hunting adventures! 5200 sq. ft. seems HUGE!

    We moved into our final place this past Fall, single story with a full, mostly finished lower level. Plenty of room for us on the main level (also empty nesters) and I pretty much have the basement to myself for the HT and separate Two Channel space. Love it!

    If it is going to be your last home do you really want stairs. Although finding a ranch with this type sq footage in central Ohio might be challenging, and expensive.

    Man yous guys are really making me think...I have been on the fence for a while. Interests rates are low, the housing market it really healthy but hasn't gone through the roof yet, and I will need a different house eventually, I just really don't want to move right now. But if I wait 4-5 years, prices and interest rates might sky rocket, but it would be a LOT less stressful considering my job. Decisions decisions...

    Yes, We moved from a full two story on a full foundation, with all the bedrooms on the second floor...into a single level with all the bedrooms on the main floor.

    One set of steps down to the basement, compared to three. My knees are still thanking me every day.

    I think rates have already bottomed out. They are on the rise, which is why we are jumping in...we are looking at 3.9-4.1 with 10%-20% down respectively. 8xx credit scores. Home prices been going up for a while too. Rising interest rates will stall the soaring home prices somewhat though.

    Oddly enough, we actually encountered more illegals in town than we have being 6 miles from Naco. We're sizing down a bit because the property maintenance is a PITA, eats up way too much of my free time. Santa Fe homes are also a bit of chore to keep up with--specifically roof maintenance, etc. We're gonna move closer to town and try to get on 1/2 or 1 acre lot. We also miss our pool, the next one will either have a pool, or GET a pool. We're both close to retirement and want to do alot of traveling, so some re-prioritization is in order.

    You are Skip, but this year is going to be a turbulent one and housing prices are expected to take a hit towards the end....again, along with the economy.

    Interest rates are not going to skyrocket. Why ? Because that's more interest we have to pay on our own debt, which is substantial at low rates. Higher rates mean we spend more to service that debt, thus eating up more of the budget. Going into an election year, I don't expect anyone to say that's a good idea.

    Steve...you just bought that joint not long ago man. I was planning on making that barn my retirement home. lol
