    I have already named the room The Hobbit Room....the low points of the ceiling are 82.5 inches high. What is really disturbing I suppose is the middle rooms or walls of the basement are about a half inch lower than the joists near the foundation walls. I will never buy another house which doesn't use steel beams in the basement.

    It may be an older house, things settle, its all good. I was once told by a structural engineer that the building is stronger once settled......he now works as a greeter at the local Wally world.

    Are those partition walls even load bearing or do you have one carrier beam from one end of the house to the other on lollies? Either way, I WOULD be overly concerned :) haha.....don't panic!!! your wife will smell your fear!!

    Nothin' wrong with wood beams, provided they aren't rotted out. Know how many 200+ year old homes in the south are still standing with wood beams and stone foundations ? ALOT !!
