Oh snap! I just bought a house!

I can't believe I just bought a house. I graduated only 93 hours ago, and now I have bought a house. It won't be ready until the end of the year, but its pretty cool.

My fiance and I are full of super-sized portions of happiness and nervousness. Its on a greenbelt, with a decent sized backyard and its about a 3 minute drive to my workplace.

    A greenbelt rather? Its a strip of grass, trees, bushes, (green plants) than can't be developed behind our house. We will own about 30'x60' of the greenbelt.

    Yeah, 3300+ sq ft is huge for a 1st house. I thought I was doing pretty good with a 2300 sq ft 1st home. Congrats!

    Very nice. Now with 4 extra bedrooms, I see a club polk party at your house very soon. Don't worry, most of the stains will come out of the carpet. :eek:

    Wallstreet wins the prize. I was wondering how long it would take until this got mentioned. Hey, it might not be a bad idea. My house will be up before most others. We would have the whole place pratically to ourselves. Not too many neighbors to complain about the noise. I can't see the 75% of the eastern US polkies wanting to fly out here though.

    I did have that reflection earlier, polkatese. Nothing like quick gratification on 6 years of college.

    I would prepare for a list of "to do" things....home ownership is great.
    CTC BBQ Amplifier, Sonic Frontiers Line3 Pre-Amplifier and Wadia 581 SACD player. Speakers? Always changing but for now, Mission Argonauts I picked up for $50 bucks, mint.

    New houses are great! It is a long time before you have to work on them much. One hint, pay as much as you can as quickly as you can. A few dollars extra here and there will save you years of payments, possibly even cut the time in half! CONGRATS!!!

    Excellent. So my prize is first choice of rooms? Go ahead and make sure you add all the prewire. Or better yet, make a midnight run and do it yourself. My builder was a reluctant to let me do it. At a minimum, put some conduit in on outside walls so you can drop a wire later on if need be. Sure beat poking holes in your walls every few feet.

    Yes, conduit for sure. I'll see how expensive it is to do what I have in mind. Now would be a good time to get good, but affordable speaker wire recommendations for HT. My plan for now is to prewire the family room for the surrounds, likely nothing more. There will be no dedicated HT room in this house unfortunatly. We talked about it, and its something we both want, but that may have to wait for house #2.

    Wallstreet, the prize is you get to sleep on the couch, not on the floor. Its not as though we actually have the furniture to fill this house. You get the couch :)

    We will be talking to our financial planner too about the best way to make payments. My fiance (we'll call her Jennifer from now on) was telling me that if we take our monthly payment and instead pay half as much twice as frequently, it would save us, well, a lot. So yeah, we are going to look for a lender that will let us do that, and overpay and all that fun stuff. Screw losing money to interest.

    yep, two payments a month cuts down on interest quite a bit. A bit more hassle, but worth it IMO.

    You may also look at going a 15 year instead of 30 loan if you can swing it. It's only a little more each month and saves you a BUNCH of money. We're going with a 15 year and it's going to save us about $115K.

    Well, not exactly. Take this example from DMN,
    Suppose you want to borrow $100,000, and the interest rate is 6 percent. A normal 30-year mortgage with 12 monthly payments a year will set you back $599.55 a month. That's $7,194.60 a year for 30 years.

    What would happen if you made two payments a month?

    Calculate the interest over 24 periods a year instead of 12 and dial in 720 payments over 30 years, and each payment will be $299.64. That's $7,191.36 a year for 30 years.

    Increasing the number of payments will save you a whopping $3.24 a year in interest.

    You save money by paying more per payment, not making more frequent payments.
