Had a vendor by today, and confirmed termites in a ceiling beam. I knew that since it also happened ten years ago. The last time they used orange oil, but this guy said they will use some chemical. Fine, as long as it works. The main thing is the chemical is injected into the wood. I will not have a whole house fumigation with a tent.

Bud, something is attracting the termites to your home. My guess would be water, especially since it has happened twice in 10 years. Check your moisture level in ANY area of the home and pay attention to leaks in or around your hot tub, gutter drainage and crawl space. Target moisture level is 15% or less. (less is even more)
Moisture level meters are relatively cheap, FYI.
Did you not have a termite bond on the home after the last infestation?
Also, how close are your neighbors to your home?

Yes, that is a common sight. You have to live somewhere else for three days when your house is tented. Fortunately, the critters here are only in a ceiling beam.
