And good idea on picking your own inspector. Due diligence about the realtor, lender, appraiser and inspector are always a top priority. Read every report, line for line and if something does not make sense, question it. Once again CONGRATS!!! -

Congrats on the new castle! The best thing you can do now is go out and buy yourself a really nice PEN. I will be present along with my father in law during the inspection and plan to take picture. Also the company doing our inspection has a sample report online and they take pictures of any issues as well.

If you have your own inspector, and you've checked them out, then that should give you a good second opinion on the home. If a home inspector shows up with just a flashlight and note pad, send them away. You want the inspector who shows up with gas sniffers, thermal imagers, electrical testers, maybe even a blower door to pressurize the house and see how much air leakage you have.DKG999

Yup. I plan to ask about the breaker box to see how many more lines I can run for dedicated lines to my setup in the future.
Here are my audio plans:
Living room:- Front's: LSi 15's spaced ~ 5 feet apart toed in
- Center: LSiC wallmounted
- Surrounds: LSi F/x (mounted on halfwall near formal dining room entrance and on sidewall near window)
- Rear Surrounds: (Not sure what speaker model) In-Ceiling in walkway from formal dining room to kitchen
Run 2 dedicated outlets to where the entertainment center will be. One will have my Carver M1.0t on it as well as my Carver AV-705x. I plan to use some sort of surge/noise protected outlet here (suggestions welcome). The other will have my APC H15 connected to it and run all my non-amp equipment (AVR, TV, Cable, etc).
Room Treatments are NOT so much an option given that the first reflection points are on one side a window, on another on a halfwall. I may be able to add behind the speakers once they are setup if the WAF allows for it.
MASSIVE SUB: VR3 if you see this, email me the spec's for that TC Sounds 12" LSM-R build you were planning. I think I will be using 1 if not 2 (later on) LSM-R's in ~6 cubic foot vented enclosure (sonotube) powered by a 1k watt amp. Hoping to get ~110 db down to about 20hz and dip into the teens.
Loft:Loft closet will house a Server and all my networking gear (switch, router, etc). I may try to buy a mid Atlantic computer equipment rack for it. My 2 channel layout will live here.
Layout:
Computer desk somewhere in the room, more than likely . RTA 11TL's along the long wall closer to the water heater and furnace. TV (~40") in between them. All my gear including vintage game systems connected to the Sunfire TGP. It just make sense to me that since all these game use non-HDMI connections (Original Xbox, SNES, Sega) and are stereo only that I just leave them up in my man-cave area. No plans to run a 5.1 setup, strictly 2 (or 2.1 w sub) channel for them.
Plans/Thoughts:
Install 2 floating counter-tops connected to the wall studs to house all my gear on (include cutouts for wire routing) between the RTA 11TL's . I will run 1 or 2 dedicated lines for the equipment.
Room treatments all around, possibly bass traps if needed, but placement may not be the best given the closet in one corner.
Any suggestions/comments about things as I progress would be appreciated.

So update time fellas:
Inspection done and over, found a couple small nitpick items. We had a few of them fixed by the seller. No issues.
House appraised for over selling price, so we have some equity going in which is always nice.
Today we got word our loan made it through underwriting. All thats left is the title company, and according to our Realtor the sellers did some pre-title work before putting the house on the market. So we may even close earlier than expected.
We also got a quote from a family friend to repaint the red walls in the Living room a dark grey, as well as totally paint Skye's room to how it is here. That's moving forward.
We will be replacing the gas hot water heater (ourselves) straight out the gate as it was fidgeting a bit while we were there inspecting the house, but it works so we didn't ask for it to be replaced.
HVAC (gas furnace and electric AC unit) are original so they are at or beyond their expected life span, so we are planning on replacing the entire system next year around this time and going with a more efficient system so we can start saving cash sooner on energy bills (after we make up the difference in the units).
Otherwise we are golden.
