Well mine goes like this....


My wife and I just had our offer accepted on a house!!!!!!....


I finally get a garage, which for us northern folks is a BIG deal :biggrin:. Baring any issues in the home inspection (or during closing) we move in February 28th.

So anybody want to volunteer to help :wink:.

Now to the important stuff..... The audio aspect..

Here is a pic of my breaker box, thinking I can run 2 dedicated jacks (one to the Living Room HT stuff, & one to the loft). Wanted confirmation

Here is where my 2 channel stuff will reside. Couple issues with it I need to overcome.

1. Its a loft and is open to a HUGE area of the entryway (see second pic).

Its got a nice big closet where I forsee a server and networking switch installed, as well as storing all my music gear:

Next is the main living area. Couple issues here as well.

1. Open concept. Great for living, HORRIBLE for audio. Need lots of sub power to get the thump I need. Thinking Sonotubes. Lots of displacement either way
2. No rear wall for rear surrounds, need to go in-ceiling
3. Not sure if I can put the LSi F/X's where I will need them, will have to see once furniture moved in.
4. Window glare on TV.
5. No ability to add room treatments on side or rear walls at all.

So thoughts on the 2 channel or HT setup appreciated, but overall wanted to share as I am friggin PUMPED!!!!!!!!

    I concur very nice Dan...you won't need a gym membership if you mow that yard with a walking mower...3x a week in the rainy season...that house is very very nice. Good karma your way pal.

    LOL.. yeah thinking I will take my dads old powered walk behind (he's gonna get a riding this upcoming summer). But yes, hopefully it will help with the weight loss.

    Also I have some big plans for the backyard which will be DIY (Fence, paver patio around the firepit, landscaping) so that should help.

    You crazy? 15 years of shoveling snow off my car (and 4 years of mine + my wifes) ??? forget that man... I am buying a snowblower for the driveway cause I am TIRED of snow lol....

    This should go in the other thread, but you know your an audiophile if...

    Your first thought in every room when looking to buy a house is, "How will the A/V work in this room?"

    I know that was what I was thinking when we bought a house last year. :)

    LOL, we lived less than a mile from my in-laws for three years. I was a little leary as well, but it worked out nicely.

    As for the inspection from the pictures I don't think there will be any problems at all looks like the previous owner took good care of it.

    Huge yard as well better budget for a ride on mower.

    Will do brother. Hopefully all is well. Thankfully I got over a month to move (closing Feb 28th, apartment lease up April 5th) so I can do it in spurts. So that should help alleviate things, but I think we will still try to do it all in a couple days (thank god I saved 9 days of vacation this year)....

    We dont anticipate it either. Home just had the carpets replaced and a new roof. Baring anything else I think we should be fine.

    Very nice! Let me give you some advice, based on my 20+ years of being recruited by friends to do home inspections, or to fix the problems not found by the home inspector. The home inspector that your mortgage company requires, or that is licensed/certified to report to your mortgage company, is not your friend. They survive by giving good reports that allow homes to be bought by good people that the mortgage company wants to profit on. Hire your own inspector, working for you as a buyer, to do a good inspection. I inspected a 5 yr old home not too long ago that a friends son was purchasing, and the purchase price was over $500,000. The home inspector that was sourced from a list provided by the bank found some relatively minor things. After 3 hours of time I came away with three pages of things that were wrong, including my sniffer finding a gas leak, and a large part of the upstairs having electrical issues. The estimated cost to fix what I found was close to $50,000. Not all of it was critical, however they were all potential problems. I'm not licensed or certified, just have a lot of experience fixing f'd up crap on structures. Always make sure who you use for inspections is in your pocket.

    Good point. This is a FHA loan so they have their guy, but we are hiring our own from a company whose inspectors are AHSI certified and have a good reputation. No one provided any list or recommendations to us, I went out, talked to some trusted sources and was pointed to this company, who I then checked on BBB, and some other sites.

    So far they look good "on paper".... we will see when the inspection happens Monday what they find.


    Are you suggesting an additional inspection on top of that?

    Congrats, Dan.

    Looks like an awesome place. I wouldn't be mowing that yard with a push mower in the middle of a Texas summer. I'm wanting a riding mower and my yard is probably half the size of yours...maybe not even that big.

    Good advice from dkg. Wish I would done that when I bought mine. I have a couple of minor issues that I wish the inspector would have caught.

    And since you asked, my day isn't going too bad, just not as good as yours:)

    Congrats! As a Realtor I see your excitement on a regular basis. Hope it works out for you. Just a correction, do not confuse an "inspector" with an "appraiser". Although not required an inspection is highly recommended. YOU hire the inspector and they are working for YOU. The results of their report can be used to negotiate repairs, reduction in purchase price or seller credit for repairs or your get out of jail free card to get out of the deal with a refund of your earnest money. The appraiser represents your lender (even though you pay for it). Their purpose for the most part is to determine that the value of the home is there to support the mortgage that you are obtaining. They will also call out any health or safety issues that the seller would need to address before your lender will issue the new mortgage. Some appraisers "think" that they are inspectors but IMO they really don't have the qualifications. I've seen some really crappy inspectors. Hopefully your agent has some they have used and can recommend without hesitation.
