Big Buy......at least for me.

Well, after living here for what feels like forever, I finally decided to take the plunge and buy a house. I'm officially under contract as of now, with the inspection scheduled for next Saturday, and a close date the second week of July. My lease is up at the end of July, so the timing is perfect. I'm not married, and refuse to buy with someone I'm just dating, so this one's all mine. Which is a cause for both joy and terror.

3 bedroom, 2.5 bath, dining room, and 2 family rooms (each with a fireplace), so one of them will most likely become a HT-centric room. Love the back yard, as it's not huge, but it's big enough for a large dog and is already fenced in. Great location at the end of a cul-de-sac. Overall, it's in great shape. Fingers crossed everything works out!

    Thanks gents! I'm very excited/happy (and also nervous...) And yes, the 2 family rooms opens up a world of possibilities in regards to having a dedicated HT room. Neither are perfect in regards to dimensions, walls, etc, but since it doesn't have a basement, I'll work with what I have. The dog is very cool (I met him when looking at the house), but he unfortunately doesn't convey.

    And yes, napping on the front porch, and turning the RTi's up to 11 are both mandatory the day I move in :) I have enough room between me and the neighbors where I'll be able to enjoy my rig worry free for the first time in years. Anyone want to buy some headphones? :)

    Looking at 3 bedroom, 2.5 bath, about 1800 square feet, the 2 aforementioned family rooms, dated (but clean) kitchen with a small island, dining room, and maybe 1/3 an acre for the yard. The yard is nice and level, with the back yard completely fenced in and dog ready. Flower beds look nice, and there's a very large patio area for grilling/ back porch furniture so I can enjoy the warm VA summer nights. Roof was replaced about 8 years ago, and the windows were all replaced about 2 years ago with energy efficient windows. Heat pump is old, but I'll probably replace that in August to cut off any trouble at the pass.

    HOA's are like 200 a year, so nothing to worry about there. All in all, this is everything I could have wanted and more out of my first home. There are definitely things that need to be done (God forsaken wall paper MUST go ASAP, kitchen floor needs to be tiled, kitchen cabinets need sanding, staining and new hardware, etc), but it's all cosmetic. Home inspection next weekend. Fingers crossed it's not about to implode or anything crazy.

    Different house, same style and same neighborhood. The list price here was at my lowest offer price on that other house, so I think I did well price wise. This was an estate sale, so I think they were looking for a quick sale (which they got....my offer went in 2 days after it hit the market) more than anything else.)

    Funny, everyone loves the dog :)

    The dog actually came up and sniffed me and let me pet him when I was seeing the place, which surprised the owners as he was apparently a bit shy. The negotiations came down to a couple K in closing costs, and they ended up relenting b/c they liked me/ thought I was a nice guy/wanted me to have the place. That dog very well may have saved me a couple grand, haha.

    Hahaha, holy crap! I didn't see anything that looked outright dangerous, but I suppose that's what the home inspection is for. ANd the paint sounds............interesting. There's a border in the dining room that is pretty ugly, and the kitchen is wall papered in less than pretty paper as well, but that's just a scraper, some elbow grease and a couple cans of paint, so I don't mind that as much.

    The work AND the nickel and diming starts. Pay for the home inspection. Pay for the lawfirm to actually close. Pay to move. Pay to get my old place cleaned up and move out ready. Pay pay pay. I knew it was coming, but it still hurts.

    Best piece of advice I ever got about home ownership (on my 4th home now). Do one major upgrade a year (paint, floors, carpet, deck, furnace, etc.) that way you'll never get hit with several at once, and take care of the yard.

    Congrats on the new house. Very nice! Make sure you walk around with the home inspector and ask plenty of questions. don't focus on minor issues but make sure the house is structurally sound and big ticket items are carefully looked at. don't forget the potential land issues either like high water tables, drainage etc. my wife sells real estate and some home inspectors are done in an hour and others do a very thorough 3 hour inspection. Just my 2 cents so you get off to a good start.
