Does anybody have any first-hand experience with how a well-built and architecturally integrated HT impacts the resale value of a house?
Now that I've got the gear, and a really nice HT room, I'm curious how much time/effort can be recouped. I've read the guidelines that a kitchen/bath remodel will typically return 70-90% of the investment cost, and that's the best bang for the buck short of landscaping.

Almost none. It MAY add some value if someone looking to buy your home is specifically looking for a home theater. When an appraiser is valuing a home they are looking at what the market will bear from the standpoint of the average buyer. A good analogy is a home that has an entrance foyer with custom Italian Marble floor and antique crystal chandalier. Very pricey but it adds no value. Why? Because the avererage buyer (even a high end buyer) typically does not appreciate anything more than a quality grade tile and quality grade lighting an it is valued accordingly. This is the reason many custom built homes in the $750,000 + range never appraise for what they cost to build (sometimes significantly less). Many of the ammenities that the owner opted for add no market value. Unfortunately this is the case for "Home Theaters" or "Media Rooms". Having said that....something like a home theater MAY make a difference when a buyer is deciding between 2 similarly priced properties...I doesn't get you any more money but it may be a factor that sways a buyer to your home."Just because youre offended doesnt mean youre right." - Ricky Gervais

Actually I live close to Las Vegas and have saw some open new homes on the market. HomeTheater is very common in many of your mid/expensive homes now days. It is a good sales point.
When I sell my house - if the buyer pays for it - I will leave the HT. -
I'd do the same, if they want it, pay me for it and I'll start all over again, it's fun. But, I do not plan on moving for a long...long time. Sheet, the house down the street apraised 2 months ago for 490k. Were talking 3 bedroom two bath houses here built back in the 60's. FAAAAAK!

actuley our house went up in price when we had it apraised during and after the ht was finished about 20k that is way more than what i payed for all the stuff that went in to it. when i move the olny thing i ill lose if i dont sell the ht with the house is about 300 bucks worth of speaker wire.

Right... if you put a potted plant in front of the big hole where your new sub was, maybe they won't notice it...
Seriously, when y'all write your sales contracts, be sure to list any attached items you intend to take with you that the buyer saw in place when they viewed your property. If you don't and they sue, they'll win.More later,
