making the big move

My wife is moving up and on with her company and we're relocating to Chandler AZ. Stoked about the move and the new adventure :p

now all the crap to deal with to get there. crappy housing market so we're looking into renting our house here in Idaho. Didn't want to but after talking with real estate friend i think we would be better off for awhile even renting at a monthly loss. on the upside I've never been a landlord it will be a whole new headache :rolleyes:

days are running slim D-Day is coming up. We're packing the house up and moving her down the on 7-30 and getting keys to the rental in AZ 8-1. I fly back home clean up what is ever left spend some time getting the house taken care of and then the pup and i make the road trip to our new HOT home...

    I rented and hated it. Who is going to fix anything that breaks while you are gone?

    If you worry a lot don't rent. But if you are carefree go for it.

    I used to live in Gilbert, AZ. for many years so PM if you have questions about the area. It does not get as hot as people say, because it really is very dry. Overall it's a great place to live.

    A few tips on being a landlord:
    • Find a service to handle the lease arrangements. They typically charge you 10% maintenance fee but will keep your place rented without lapses if they are worth a darn. This will pay for itself if they can save you from even one month of down time. They will also get you better renters and handle all of the credit and background checks. You want to keep the pedophiles and pot grow labs out of your property.
    • Have a checking account dedicated solely to that house
    • Keep all your receipts, and always use the same form of payment for house related expenses.
    • Try to avoid six month leases. Change of occupancy is the biggest hassle.

    My oven is a "very dry" heat too, but I don't stick my head in there...

    Luke AFB - June 1990, 122 F (50 C), my wife is 7 months pregnant soaking in a tub of cool water with the AC on full blast, I'm on the flightline launching an F-16, the air temp is 154 F (68 C) out there; it's so hot the flies and ants are in slow motion.

    I think the Phoenix area housing market is in the dumps, so if you can swing it, buying now wouldn't be such a bad idea.........

    I have a friend who has rental property here and lives in California. If you have friends or family where you currently live it makes things much much easier if there is a rental issue while you are living somewhere else. Try to set up accounts with some local repair companies so you are ready to go when an issue crops up you need to address as the landlord. A single phone call is much less hassle than trying to setup something on the fly.

    Occasionally I do some follow-up or coordination for my friend by being the "local" contact and coordinator, especially if there is an emergency issue, etc.

    thanks for all the good advice. kewl thing is a really good friend is moving into our house, so that is a plus and he really likes the place and understands it's old and all its little qwerks.
