So, Bev & I planned a trip to Vegas for the weekend of the 4th and BAM! What comes in the mail you ask, out of nowhere, long forgotten?

A very nice refund of overpayment of our escrow last year...let's just say the trip is payed for, and then some...

Life is good. :cool:

    Dang... they were short $1200 on one of my houses this year. What makes an Escrow go up or down? Property tax and insurance is the only thing right?

    Fluctuations in property taxes 99% of the time. In our case it was a matter of them just over-estimating what our tax would be. That usually only happens your first year of the mortgage because you pay up-front and they want to ensure there's more than enough in escrow. They'll adjust it this year so it's very close, if not spot-on.
