Great news.... I just recently found out my neighbor sold off a fifty acre parcel to a developer who is proposing to build 31 houses. Man what a drag, this is going to be right next door to my place.

Now I'm gonna have to fight some greedy **** to make sure they do everything right, so it impact on my property will be minimal.

This is some serious ****. If they don't properly grade and contain, it will ruin my property's potential. This is going to be real fun:(


I know what needs to be done, but it will cost the developer. We all know what that means.

Where's my beer?????(as he rolls up his sleeves...)

    On the bright side, your property value should increase, shouldn't it? Wow, 31 houses on 50 acres means very large homes are going to be built there. If that's the case, you should buy the developer some beer.

    Not ... That's why they call it the Garden state ... If your talking about a few mile radius around Newark airport, which for some reason is what most outsiders think NJ is, that of course is a different story.

    That would mean MY taxes will go up. I'll buy them a case of beer if the job is done right.

    You see, if the grading and containment isn't done right, it will flood my place when it rains. Not to mention I own a very healthy lake that could really suffer.

    Not to be a smart ****, but you probably don't own a sizable chunk of ground. You would understand my concerns if you did...

    As far as green space goes, you'd have to see where I live. It's very private and serene. I want to build a web page to show it off, but the time is considerable.

    Doc, the township is forcing them to conserve 40% for open space. Bet you can't guess how that's beeing handled.

    Any members out there who handle Property Law. I think I'm REALLY gonna need some help with this one. I'm not asking for representation, but a little guidance would be greatly appreciated.

    So far it's still in DEP permit request stage. I have sent a letter to the DEP, but this is just getting started.

    Nice place ... regarding the never ending yardwork ... I'll bet, we have a little more than acre which is half woods and even that requires a fair amount of upkeep.

    Beautiful spread you have, I would try and protect it myself!

    I've found that if you don't want neighbors, you gotta buy the land around you. It has been the only surefire way for hundreds of years.

    Thanks for the compliments. I would need like a Gig of space to put up all the pictures I'd need to really give you a good sense of perspective. 26 acres of rather well kept, undeveloped land.

    We would have tried to buy some of the surrounding land, but it was sold pretty much in secret. The offer was never made. Not that we would have been able to give them what this developer would have....

    You'd never know it. It's actually conveniently located. No more than 5 minutes from a major road, but tucked away from all of it.

    This place is my life and my future. Some people have lots of toys, etc. etc. I have this. It's got me really upset.

    Calm down. What did you expect would happen? I'm surprised it took so long for developers to find a nice piece of dirt so close to Philly.

    You are expecting the worse, so don't make this situation a self-fulfilling prophesy. It's not your life and your future. Cheer up and look on the bright side.

    Wouldn't you call that a future??? If this development is just thrown together, as most of them are, the future income potential of this place will be decimated.

    I don't think the developer gives a rat's a$$ about that, as long as he makes his $10 - 15,000,000 off of his parcel.

    So far I have the reassurance of the director of the planning board that I hold the trump card. That in itself is a comfort.:D

    I appreciate that, man. I am a realist, or maybe some would call me a pessimist.

    But a realistic point is as I said above...Most of these developments are just thrown together. A friend of mine had one built right next to his house, worth around $500k. Every time it rains, the runoff floods right up to his front door. If this was thought of, it could have been avoided. Now he is left holding the bag.

    Either he spends a very large amount of money to rectify it, or he sells. How long do you think it is before he is sued if he sells?
