We had hail damage a few years ago, went with a Class 4 shingle roof. It's been awesome.

You went with an sbs asphalt shingle or a synthetic type shake?

Here's some advice: Don't be home when they do your roof especially if you have no attic!

Insurance adjuster came today and denied a hail damage claim. He found some of the vents dented and only spotted 3-5 places on roof that hail had hit but not enough damage for a leak. He stated the roof had normal wear and tear for a 17 year old roof. He stated he didn't think roof needed replacement for a 30 yr. shingle. His opinion is the roof has 5-10 more years left in it.

I know roofers are selling jobs and I think I'll leave it for now.

That sucks. Obviously roofers are selling jobs, but it is always nice when you can get a nice fresh room (or any major update) with someone else cutting the check.

  • Finally got my roof done with Certainteed mid grade shingles. I found an independent guy who was 3-4k cheaper than other bids I had. I couldn't believe how attention to detail he was. He renailed every board and only used one helper with him. I asked him why he didn't bring more helpers, he said it's too hard watching them all at once.

It's not the best time of year to do them but glad they're done.

I roof houses every winter in west michigan, the only time I've had a problem was when a house is on lake michigan, the shingles don't seal so sometimes they can blow off. I wouldn't worry about it unless you live in a high wind area.
  • So glad it's done. The sheathing is 1 by 12's and had to replace quite a bit of bad wood.0ijr7x88bjcq.jpg

You went with the landmark pro's good job.
  • I had Landmark dimensional shingles put on late last summer. Really satisfied with the quality and look.
The best way to predict the future is to invent it.

It is imperative that we recognize that an opinion is not a fact.
  • Thanks guys. The guys wife texts me today and says he's coming to replace some screws on the gutter brackets and retighten. I already payed him and then he goes above and beyond. He cleaned up the yard friday which I thought looked good enough.

Saturday, he pulls up with wife and kid and they spent another 30 minutes cleaning up.
Now I know why my cabinet installer recommended him. And to think he was 3-4k cheaper than all my other bids. If only other contractors were this conscientious, I've had some bad ones through the years.

    outstanding.
It's a treat to find a good contractor.
We had one in MA that we used for projects (some pretty big) for 25 years, right up to the last things required to be done when we sold the house -- and recommended to anyone looking for a good general contractor. It's an ecosystem, and it's a win-win!
