PS ... Given how loose the IRS has the requirements set it would be possible to have two residences that qualify as primary on a rolling basis. This would for example permit one to buy a house, live in it for two years, rent it for two years and then sell it and be well within the required criteria. Additionally the new house you moved into after the first two years then qualifies under the same rules and so on and so on. -

As far as equity return, you need a good accountant. There are ways around the taxes.
I bought Swan Lake Farm for $325k. 26 acres total with a private lake (around 16 acres buildable). Right now I could sell 1 1/2 acre lots for around 100k empty. Luxury Executive tracts are going for around $400 +. How much do you think it'll be in 25 years???:D -

Which is of course one of the reasons why at least when nearing the point of selling ones home, the closer it is in terms of neutral colors the better, otherwise potential buyers will be doing mental calc's while walking through of how much it'll cost to get rid of the Kermit colored carpet and fire engine drapes and beyond that a lot buyers these days just don't want to be bothered regardless of the expense.
When (and if) I sell, the last thing I will worry about is color. I painted my house the way I like it (no neutral colors to speak of). Here's a link to a previous thread of my room colors...No more white walls. A house in my neighborhood is on the market less then several days regardless of color or condition. Usually it sells interms of bidding. The last house that sold, it went in 2 days and had 15+ offers roll in after the fact.
As far as taxes, bigger houses to invest in and all that....my mother-in-law is a CPA and when the time comes, if it even does, I'll consult her. I may just stay in this house until I am dead and give it to my daughter.
My house is only 3 bedroom, 2 bath and 1,100sf. I will most likely add on a dining room and living room before doing anything else, like selling.

I saw the thread ... don't disagree with it ... all white or off white is one extreme ... various shades of poiple and chartreuse in every room and the exterior is another ... I'd call your selections tasteful and in most cases not very far from neutral ...
