    I didn't read all the posts.....but keep in mind erosion control with any type of sloped property. Didn't catch which State your in.....

    As you and I know houses and land values have increased here in TX 25-50% in the last few years. We probably had the cheapest bang for your buck house/land in the country for many years.

    if oil gets back on track and hits back in the mid $60 range the boom will be overflowing again.

    1 to 5acre lots are quickly disappearing. I paid cash last April for 3 acres last year and being offered 35% more than what I paid, but not selling. I'm in the market to purchase another 2.5 to 3.5 acres ASAP. I'm will be building on the 1st 3 acres after the first of the year and will live there 3-5 years while sitting on the 2nd lot.

    That 1st 3 acre house will sell for as much as double my investment at that time. Making my current house plus the sale of the 1st acre house rollover to a virtually free home in the next 5 years. No stock or any other investment will give you those type of returns.

    Also with being 4 years out and your parents new home purchase right around the corner. Just think of a 3to5 acre purchase. Most properties you will be looking at, will only let you build single family houses....but

    You can build a duel family living dwelling with a crossover porte-cochère with your family on one side and your parents on the other.

    Long story short like mentioned before...property is where it's at...!!!!

    Good point my man and good job with the good investment. I will take your tips seriously.

    I did think about the dual living quarters, but rather than deal with the hassle, I offered my parents that I'd buy them their own house.

    Keeps them close, gives me an extra property, and keeps my wife sane. Haha

    I thought about going bigger lots but my wife is set on this area... Will look around.

    They are doing the soil testing bore holes tomorrow at my lot... Still got a week to back out

    The good thing about this lot is that if it works out, it'll be better than anything I've lived in before. No more neighbors within an arms distance... Now I got like 30-40 feet to the neighbor on the left and no neighbor to the right, no house behind me and I look over the house infront. True there's a small road behind me, but I'd rather have that than all the other compromises he smaller lots here have.

    Perfect? No.

    But it's an option.

    But in the future your Emma will be a little older, you may have another child

    Parents will be a little older, may want to be closer to the grand kids, great baby sitters, they also may need assistance later on

    The reason I mention this is because ideally I want 5 acres 2 homes with my daughter and son-in-law in the 2nd. Pool in their backyard so we can have family gatherings, be the cool grandpa, share a nice pieceof land and I can go home in peace...devils advocate my friend

    That is Mt. Rainier. This was an elderly couple never 70 that took as much money out as they could and then defaulted. This was suppose to be there retirement heaven. Some people do stupid things. We came in all cash and our retirement is secure. I always live cash for everything when you can.

    Most places, with basements, are necessary due to the frost line. Chicago, like the northeast and many other areas) have cold winters where the frost line is 4+feet down. Since we have to bury our pipes that deep, we tend to put in basements as well. You don't have this problem.

    I had to look this one up. Texas is a very clay filled state. When the clay gets saturated, it swells up to 30%. This swelling woukd exert a tremendous amount of pressure on basement walls (~12,000-15,000psi) causing them to crack. Thus is why you tend to just do footings with SOG (slab on grade). Though there are areas in Texas that have suitable soils where basements can exist.
