That was the realtor's link and no there is no more snow here. The previous owner(s) only the man lived there for about 6 months. House is pretty much brand new. Came with no appliances or AC. or window coverings. That's all been taken care of (3 1/2 inch shutters for the majority of the house). It sits on a corner lot which is 76 ft wide, perfect for the kids to play. Master is smaller than our last one but not a big concern. Had a new Chamberlain belt drive garage door opener installed which has MyQ (yet to be set up). If you look at the family room, great room, however not great for HT. I've lost my rears and the couch is against the opposing wall from the fireplace and our TV is where his was. Again not ideal because people on the couch have to watch sideways. I didn't want to mount it over the fp (it was too high). Eventually the basement will be finished. We've had the kids rooms and master painted so far. Playroom and rest of the house still builder's primer. Garage has been airing out when we can as he smoked in there. Our son is getting accustomed to it very fast. Our two year old daughter, not so much. She keeps saying she wants to go home. I'm sure in due time. I'm looking forward to getting more settled.

Thank you. We looked a house just like this one last year but found out there was retail space going in behind it. My wife and I have been wanting to move for a while now and we made it happen. When we first walked in just as you see it on the tour, it felt comfortable and right. It is starting to feel better every day as more of our stuff gets placed properly and hung on walls. We love the front porch, it provides shade and we can sit and watch the kids play in the front yard. The one major downside is the linen closet it smaller.

As to the TV. From the picture, it would seem that you are directly in front of it and NOT viewing from a side angle. Can you clarify this?Currently orbiting Bowie's Blackstar.!

Thanks. Original asking was 459900. House was built in Nov. 2014. We are about 20 mins away from Canada`s Capital downtown we`re in the burbs of Ottawa.
What you see in the tour is not our furniture. It was the previous owner`s stuff. We have no L shaped couch. So ours couch faces the FP but our TV is located where his is.

Thanks guys! We're very happy. Couple of things we're on the builder about.
Tonyb- 23 years as it stands. We put a big chunk down from the sale of our old house and we are accelerated bi-weekly payments. Canada did away with anything over 25 years now without going into big fees.
Polk500- move my house in the city we'd be looking at 800k+ which is one reason to stay in the burbs. I watched some hgtv while in San Francisco and they had some 3500 sq ft homes in some states for 250k I was thinking man you can't get much here for that price. Ottawa is a stable city due to it being a mostly civil servant city. We're not toronto or vancouver thank god or we'd be looking at almost a million. That's just crazy!

3500 sq ft in San Fran for $250k? I think that might be off. That's Dallas area pricing. I'd expect something that big in San Fran to be approaching seven figures, if not exceeding it. That's a damn fine looking house man. I'm jelly.

Where I am in NW Indiana one can find a 4 BR 2500-3000 sq ft home for about $225K-$250K. I'm currently searching for something under $200K...more like $180-$160K. Not a lot so far in the small area that we like. I think if you read the post again you will realize he implied that he was watching HGTV while in San Fran and saw homes of 3500sq/ft going for 250K in parts of the US. That would be pretty normal here in East Tennessee. A lot of home for the money compared to large portions of the country. Cost of living is great but we have our own share of negatives as well.

Buying a home is a wise move for anyone in a stable job situation, as interest rates are most likely not going to be this low too much longer. Any major event could affect it in a hurry. The average family salary according to stats can for Ottawa $94230 back in 2012. In my community it is 127K according to realtor sites. Stats Can hasn't been updated in a while. Keep in mind that our interest rates are around 2.5 - 3 on a 5 yr term 25 year amortization. Being a Federal Gov city plus Ottawa is also known as silicon valley north really helps. If that helps any.

Right now we are dealing with a noisy and moving front load Samsung washer. It's on the main floor off the garage. It's on pedestals too. We've had front loaders for the past 10 years and never an issue, mostly because they've been in the basement on concrete floors. (yes the machine is level and bolts removed) We will try the pool noodle hack and vibration absorbing feet before we try reinforcing the floor from underneath. If it wasn't a hassle I'd relocate them in to the basement again but that would involve a plumber, electrician and someone to drill a new exhaust for us.

I tell you...even my wife desires a main/second floor laundry. The idea sounds cool but I have yet to see one in a model home that is properly insulated. Thanks again everyone. So far the pool noodles are working. Didn't even hear the washer running until it played it's jingle. Moved the washer against the outer wall put one pool noodle cut in 3 along the wall and squeezed the machine against them. Not a friggin peep. Tomorrow I'll install the vibe feet when my dad comes over to help me. I might get some for the dryer too so they match and why not.
