Remember the storm damage back in June?

After a long battle with Allstate, we finally got paid for phase 2 repairs. Looks like we'll end up with basically a new RV garage for all practical purposes. Though it's gonna require significant out of pocket money as well. Turns out, whoever the meathead was that built the RV garage (not the same builder as the house) didn't bother with a vapor barrier between the styrofoam backer board for the stucco, and the sheathing. So ALL stucco is coming down, and being re-done correctly.

They should finish chipping out stucco today with the long North wall, then it's time to PROPERLY vapor barrier/foam/steel mesh/chickenwire/and brown coat the first course of stucco. The final coat will go on after about 3-4 weeks of curing of the scratch coat. So, thats a new roof, new walls, replaced rotted OSB, and the bunkhouse repairs. Suppose to all be done by March 1.

    Yeah, I still have to do that. I have satellite radio out there---but no TV.

    Wow Steve that one huge a$$ RV garage, Feel bad for you; it's sucks to be out of pocket especially when it wasn't your fault that the builder messed up. But one way of looking at it is now you can make sure it's done right.

    Just curious what do you need Vapor Barrier for do you have Radon Gas issues? If not why not just use a thick mil polyfilm like 10 mil it would be a lot cheaper? Yeah I agree nice piece of property you have there.

    I hope this repair project goes smoothly!

    Beautiful house and scenary! I use to go to a conference at the University of AZ every March. I miss the culture and the great Spring weather.

    In all fairness to Allstate, the extra work was a result of poor building practices, not storm damage. Insurance is footing most of the bill.

    That's the Huachuca mountains, Lemmon is about 85 miles North of us. We are 6 miles from the Mexican border.

    Stucco systems actually absorb water and channel it down through special flashing, so a vapor barrier on the sheathing is a "must have" unless you want rotted sheathing. Vapor barriers in the house for drywall purposes are not needed here, however, due to the extremely dry climate--though most builders do it anyway.

    The shop is completely stripped to the OSB sheathing. About 18 4x8 panels had to be replaced due to water rot. My contractor is going to do this place the correct way on rebuild. He bucked-out the windows for me, as it's easier to flash and waterproof them that way. The parapet walls will get the "proper" z-bar this time.

    Which is why you don't see stucco anywhere but dry climates....or shouldn't anyway. You may see some stucco in the north or north east, stay away from those gents. A basket full of problems.

    I say replace the wagon with a cannon anyway Steve. Nothing like giving a good warning shot given your location. Better yet, I'm sure you can snag a used tank for a couple hundies and park it up front.

    Stucco and Santa Fe flat roofs are a pain in the ****, but Bev wanted a Santa Fe style, so........I said "yes dear." As long as you stay on top of cracks, and get them repaired every spring with a material like "More Flexx" and ensure your roof gets re-coated every 4 years or so, it's manageable. Both the house and garage roofs have been re-coated in 2013. Our particular roofs are "torch down" which is suppose to be a 50-65yr roof system, and of course the shops' roof is all new due to the storm damage.

    Right in between Naco and Cananea. We can see both cities lights at night. Douglas has the Aqua Prieta border crossing station, which is further East.

    Was visiting friends in Tucson and they took us down to Tombstone then over to Naco and crossed the border there. It was like a scene out of Desperado - we turned around and went right back to the USA.

    Yep. We haven't crossed the border in 7 years. Too dangerous anymore. Tombstone is great little town; the Birdcage Theater is a "must see."

    When you crossed in Naco, you were about 10 mins from my house.
