Just noticed water seepage in the ceiling in our hallway of our top floor. Popped the attic access panel and the blown-in insulation on top of the seepage is wet and right above that, in the ceiling, is one of those attic vents...so obviously the rain has blown in and dripped down onto the insulation and then into the ceiling. Wouldn't our home warranty cover stuff like that...especially here in the rainy Seattle area i would expect them to guard against rain getting into the attic...??

    Your deductible will probably be more than repairs, unless you need a complete roof replacement. Do you see any damp spots on the roof decking?

    What type of home warranty is it? sounds like a little black roofing cement the Red Devil brand or OSI and a putty knife should do the trick if its leaking around where the vent is. Is the house new and the contractor gave you a warranty with it when it was built? If not and the damage is worth contacting your insurance company then do so.

    That's what I was going to say. In Wisconsin, you can buy a house with a one-year home warranty if written into the offer from the seller. There is only an $80 deductible per service, but they are limited on what they will cover.

    Homeowners insurance would be separate from that.

    Here the warranty is generally given for 1 year from the builder (it's expected). No deductible - just if it's broke they fix it. Beyond that you can get AHS (American home shield). Those cover major appliances, plumbing, electrical. It does not cover roof or foundation.

    Beyond that and in a totally separate category is your homeowners insurance. That varies from state to state and generally does not cover wear and tear. The roof has its own provisions. Here people have their roofs replaced all the time due to wind and hail damage.

    Seen an episode of Holmes on Homes where a couple had bought a new house. They had a problem with water / snow in the attic and it was caused by cheap vents. They would have to scoop the snow on to tarp and carry it down.


    What kind of vents do you have? sofet, vents cut in to the roof, or ridge cap vents?
