All the work I did 3 weeks ago (aerating, over seeding and fertilizing) appears to have paid off.

    Looks great, late summer, early fall is the time to seed or revamp the lawn. I tore up 2-3 acres over six weeks ago to reseed from scratch and it's been soooo dry here I've not been able to get the soil worked up to point I can seed. Will be to late before long.

    fall is best for fescue, early summer for warm season grass, bermuda, centipede, zoysia.

    Btw, fertilizing at half the recommended rate twice as often is beneficial, avoids the nutrient level swings.

    We have to many 100+ days here and unless you have a mature tree to break up the the heat, that type of grass is hard to maintain.

    I took roundup and the roto tiller to my yard at the first of the month. Tilled in 45 cubic feet of peat moss to help keep the clay loose. Seeded it with a mix of bluegrass, creeping fescue, and rye grass. My yard is just a little patch of grass 14X23.

    Yours is looking pretty good. Mine is just starting to fill in.

    Aeration makes a huge difference. I'm the only guy on my street that has it done and my grass grows twice as fast and way more thick than anyone else around me...

    My lawn is a bit of a mess this year as I handed over the lawn this summer to hired help and he sucks big time. I need to get back out there myself, just been a very busy year!

    THanks guys, the lawn is 11 months old and was in good shape just needed to be thicker. It is Fescue. I use a Toro 22" mulching mower with a very sharp blade. I change or sharpen the blade about every 15 hours.

    I agree on the comment about growing grass in Kansas but my Bermuda in Texas looked pretty good as well.

    THe grass in Kansas is not very tough and when I overseeded I used a 95% Fescue blend with 5% sports rye. It is called Macho MIx and is suppose to be bulldog tough. We will see.

    That stuff looks great. For whatever reason, it looks best early in the day when the sun is hitting it sideways.

    15 September is the day to throw seed down. For every QUALITY 10 seeds you throw down, if one turns into a blade of grass that is a good yield. For every seven days before or after 15 Sep that you put down quality seed, you can knock that yield down 10 percent.

    Grass sucks overall. Looking good is not my idea of a return. It needs to take you out for a cheeseburger maybe once a season if nothing else.

    Yeah, grass does suck George. All the time and effort we put into making our lawns look decent, let alone the cost of products to put on it and it's still a crap shoot. Then I drive by a piece of forest preserve land where nobody takes care of anything and the grass is as green and lush as can be. Pisses me off too.

    Growing up, I had a neighbor who gave up on the whole lawn thing. Ripped it all out, front and back, put in astro-turf. Look green all year long but kinda weird in the winter. Roped it off too all the way around with stuff you see at the movie theaters. All he ever did was blow the leaves off. BTW....in case your wondering, yes....he was Polish.

    I think you are underestimating zoysia. It's a durable and high heat grass and I think it could do well in Texas. That being said, the OP's grass does not look like zoysia.

    Oh yeah, I have the water bill to prove it. Next year the roots will be trained to go deeper for water but as you know it is a fine line around here with fescue. But Macho Mix is suppose to be heat and drought tolerent. We will see.
