We are in ESCROW!
My wife and I are buying what I call the worst house in one of the best neighborhoods in the San Fernado Valley. It is being sold by the original owner, and was built in 1963. It looks in many ways to be a time capsule to bad taste, or classic '60's chic, depending on your viewpoint, as the home has not been updated much throughout the years.

I look forward to gutting what needs to go, restoring what still works and making this house the home my wife has dreamed offor a very long time. I will post a few pics here later...

    This is my second walk in the park for this, and yes... very stressful, but the worst part here is that EVERYBODY is trying to chop your legs off and take these homes from "legitimate" buyers. We got lucky here that the owner wanted to have new owners rather than a short term flipper looking to make a buck. She refused an offer of 395k all cash in order to accept our 399k, 90% financed option.

    She could have closed in a week instead of a month, and yet she chose us over a dozen similar offers, so thank God for that one. I know my big Maggies and Tube Amps are most grateful.:cheesygrin:

    The planned stuff is not too bad, it's the unplanned that is the worst.

    This summer we found out that the just over 3 year old slider in our living room was leaking. Well it's not your average door size at all (larger) and we wanted to move to a french door anyway... $6,000 later, we have a new door, and that's with my father and myself installing it (he is a contractor). If we paid to have it installed we would have been looking at nearly $8-9,000 because of all the water damage under the door.

    Congrats!! By buying the "worst house in one of the best neighborhoods" is very smart, esp if you are a handyman or have good cheap labor available to you!! This could turn out to be a very wise investment for you.

    Congrats, John. That price sounds like a "steal" for the "unbelievably" expensive real estate market you're in OUT there in Ca.! I imagine a one story Ranch house from the '60s. My father built one in Pa., a lower scale model of the Ca style you're in because it was built by a poor steel worker who didn't have Ca money even back then (1968). As a comparison: You have about 1800 sq ft. We had, maybe 1100 on the main floor with a full basement that was later finished, much later! Ours is currently "rented" because we can't sell in this market and both parents are gone.

    Does that have a basement? Because that's a major PLUS in such older construction!

    In any case it looks like you have a LOT of renovation ahead of you. Do it right the first time. I'm with Max (upstate). We redid a TINY bathroom before we left for China, used minimal materials, nothing "fancy" and tanked out at $6-7,000 for a space that may be, on a good day, a little over 6' wide, 8' long and maybe 7.5' high! That's NOT a large space! And we did not even redo the vanity cabinetry, just replaced the sink, Bathtub, toilet and redid all the plumbing (the plumbing was the fortune!).

    Have fun but don't GO BROKE!

    Awesome John! Knowing how long and annoyingly hard this process has been for you I am glad this phase is at least over. I am excited to see some pics and also watch you transform it as you go.

    Tell the wife I said Congrats and hurry up and get it reno'd (so I can come visit the Maggies, tube amps, and also you and the wife :wink:)

    Congrats. Man I wish I was getting into a place. The only way it is going to happen for me is if I find a land contract, I don't use credit cards and have no credit. It's sorry when you think about it, I can get a 5 year loan for a 30,000 dollar car, but can not get a 30 year mortgage for 40,000. The car moves, is in constant danger of being hit by other vehicle, can be stolen or even hidden. A house is stationary, has minimal chance of being hit by anything, is nearly impossible to steal, and pretty hard to hide.

    Congratulations sounds like you and the wife have some work ahead of you. What are you going to do with all the Avacado colored appliances. I grew up in the 70's in San Diego Avacado colored appliances were pretty popular back then.

    We close on the 17th of October, and cannot wait to get the keys. We are going to spend the rest of the month painting and cleaning things and moving the last weekend of October. This is going to be a great adventure for us both.

    yeah... after our offer was accepted by the seller, he had a few more come in from other agents for more than ours! There are a few flippers out there that are pretty pissed right now. Cheapest house around ours sold for 625k.:cheesygrin:
