Realtor's are driving me nuts!

sorry just gotta vent. I've been once again searching for a house. Well I set a showing for a home about a week ago and the agent was terrible. He knew nothing about the house and if it wasn't on the MLS sheet he had no clue. He was over an hour late but at least called me to tell me.

Now today I have a showing again, this time the agent was once again 45 minutes late (diff agent different company)and never bothered to call me to let me know. I called them and then called the agency to let them know. Finally after an hour passes and they show up. At this point its dark outside and they tell me that well a lot of the lights don't work inside as they burnt out (this is an REO prop and has sat vacant for about a year) so after wasting an hour of my time tells me I should come back tomorrow on my lunch to see it again as it was too dark to get a good view of things.

I really fail to understand why its soo hard for someone to be on time. At least call me to tell me your going to be late or something. Needless to say I'm still hunting and still trying to find a decent realtor that can be on time for once!

Has anyone else had bad luck with a realtor? I work with them commonly in my job getting valuations and everything and never had an issue. I never get any property around my area though so when it comes to being local they are just terrible.

    Jeeze, in the present economy/employment slump.........you'd think that that kind of behavior would be unthinkable. In the old days, the salesperson would pick you up at your location and chauffeur you around to the properties.

    well the one I saw tonight was nice and fit what I wanted but the well test just came back as bad. Which sucks as its priced right and I could buy it with about 45K of equity in it. However they don't know yet what's all wrong with the well. We are finally seeing a 6% decrease in our area for prices of houses otherwise the market hasn't affected us at all.

    We have a very small REO properties around here. I think there are about 10 total on the market right now. They still carry a stigma on them of being bad buys. As long as you know what your getting into they can be good and I really like this one but will just have to see I guess. I just want a realtor who knows what they are talking about for once as it seems hard to come by sometimes.

    well seeing I contacted them over a week ago to view the property I was happy they finally got around to letting me view it. I was not happy at all when she finally showed up thats for sure. She got out of her car and the first words out of her mouth was " I know your pissed and well I'm sorry but I had someone come by the office" its like I understand stuff happens but at least call me. The office was the one who told me she was finally on her way.

    This *can* be true, but since there is a glut on the market that has changed. I work for a title company and the lack of quickness has nothing to do with the title company. The banks, lawyers and corporate entities that own these properties *can* be extremely hard to to deal with, obstinate, down right rude and could care less if the buyer gets the property. Again, there are exceptions but I get tired of everyone blaming the title company because title work isn't done. I can't even tell you the amount of crap we have to deal with in regards to REO's and short sales. HUD homes are a little easier, but still can be troublesome.

    yeah if the property is a SS have fun. Larger banks can be the biggest joy to deal with on those. Most of the time you'll never heard back and the buyers will walk. Its sad but most of it they just don't care or have the time.

    I'll deal with an REO though as to me they are not as bad. As long as the person understands its As is then its usually ok. However you'll find some people who throw a fit after they buy it. The biggest slow down usually for us (on the bank's side) is all the counter offers ect.

    I find that extremely hard to believe given the current economy and we live within 45 minutes of each other. Even a place like Rockford which is a very affordable place to live, we've seen overall about a 10-12% decrease in house prices in the past 2 years. I routinely see short sale houses that had mortgages of $150K sell for $70-80K. If someone wants to flip a house like that they might be able to get $100K (and they might have to do some work to get it perfect) after it sits on the market for awhile. Part of the depression in housing prices in the Midwest around me is because of the amount of available properties on the market. We have some very nice houses, but just too many of them and it keeps driving prices down.

    With the right realtor and title company these can be very good deals, but if time is a factor then don't bother. We have a complete department dedicated to just SS properties. We do quite well with them and everyone gets a fair deal in the end.

    Brock I wish you were only 45 mins away from me. I'm in stevens point, WI which is about 3 hours lol. I'm 2 hours north of Madison and thats where my brother lives.

    and I swear that they are only reporting 6% decrease. We will probably see more soon as we had a paper mill shut down not too long ago and so will get the affects of that. Overall though for the last 2 years I've been looking its been the same. There's been a little more days on the market than before but still holding value decently.
