Moving!

After 4 years in the apartment we are finally moving to our own home. My only concern is moving our Mits. 48" 16x9 HDTV. I called Mitsubishi and they said it should be all right in the U-Haul but make sure to use blankets to cover the screen. Any other precautions let me know. The new place is about 8 miles or so, not too much of a drive.

First of all...Congratulations on the new home!!

As far as moving the Mits is concerned, I'd wrap a thin piece of plywood with a blanket and then secure it to the front of the tv with some bungi cords or rope, why take a chance on something falling over in the truck/trailer and doing major damage.

Do you have space in the new house for a dedicated HT or Audio Room?

Any chance you have a pickup, or a friend with one? I'd like to see that thing make its own trip, 25mph, hazzard on, tons of blankets.

Thanks Frank. Unfortunately we won't have a dedicated room. It's a one level home. When you first walk in the front room is on the right and the kitchen on the left. Then we have a hallway that leads to the master bedroom with one bathroom on the left. Just past the front room there is another room on the right that can be used for a second bedroom, den, or dining room. Its not much but its a start towards something bigger and better down the road. We will have more room than the apartment plus I'm just glad as can be that when we mova again we will get something out of it. It's nice and open plus the wife loves it.

Russ, my grandfather does have a pickup truck. That does sound like a good idea just having the tv in there with a bunch of blankets.

I would suggest using tiedown straps to secure it as well. I wouldn't suggest rope but actual tiedown straps to keep it secure....

spare bedroom? Think of a 2ch mancave.....

Got a call from our real estate agent Saturday afternoon saying the sellers wanted out of the contract they had just signed the day before because they were going to sell to someone else. We get a call from our lawyer today that we should start looking elsewhere. He said we could sue but that would take time and money and just wouldn't be worth it. First off we are new to buying a house as this would have been our first. When you sign a contract agreeing to the terms stated in the document I thought that was a done deal. Apparently not because we don't have a house. According to our real estate agent this kind of crap doesn't happen that often and these people were not in good faith and greedy. They never told us of the higher bid. These people are nothin but a bunch of greedy **** with a severe lack of morals. What comes a round goes around. Luckily our apartment wasn't rented out yet so they are going to let us go on a month to month basis. Dishonest people really piss me off.

I don't know about your neck of the woods, but in Texas, a signed contract is a signed contract, once the below mentioned 'option' period has expired.

You can sue for the cost of inspections, surveys etc, but when it comes down to it, its really tough to get someone to 'move'.

The only 'out' that we have for the buyer is that. It's called an 'option' period. Once a price is agreed upon, the buyer puts in a escrow check to the title company, and a $100 'option' check to the seller.

The escrow check is refundable, the option check is not. The option check (in writing) gives the buyer 10 days to back out, which the seller then keeps the $100. This 10 days is time to get an inspector out to the house, and negotiate repairs/allowances.

How's your agent? Little tiny balls? ;)

Just asking, because I or my mother (in business together now) would not let that fly (or put up a good fight at least), if this was truely the house you wanted. I just want to make sure they fought hard, again, if its what you really want.

Don't sweat it, keep looking, watch your 'dream' house pop up this weekend, and pop up cheaper.

    Cheers,
    Russ

Man that really sucks. You could really blame their agent also. That is just cheesy and classless. My in-laws are in real estate and deal with that crap all the time. I do know my father in-law would not let that fly for his client. He would have had them by the throats at the end of the day. Trust me...I have had him make a few "calls" for me when I could not results with a few business transactions.

You may call their agents main office and tell them what is going on. Threaten to call the BBB, and real estate commision. You may not want that house after doing that, but at least you can let them know you do not like to get it in the **** whenever they feel like giving it to someone.

    Just a few other ideas.

    Two Words...."SPECIFIC PERFORMANCE"

They have to do what they contracted to do....SELL YOU THE HOUSE! Contact a good lawyer...not just a closing attorney. A contract is binding and it should not cost you that much and the sellers may be liable for your legal fees.
We get a call from our lawyer today that we should start looking elsewhere. He said we could sue but that would take time and money and just wouldn't be worth it.

This is BS! I would at least get a 2nd legal opinion. Understand that the sellers will have to retain legal council and the small amount they may be getting above your offer could easily be eaten up in legal fees for them. Once they know you are serious the deal may go through.

    Good Luck!

I would concur with shack. I would contact an attorney as well. That's BS.

Second, I'd fire your real estate agent and send a letter and speak to his or her employer unless she is an independent. Sounds like you got a real moron for an agent.

I would go to the owners, and threaten lawsuit over it. Let them know that their Lawyer bill will be WAY more than the cost difference between the 2 bids.
I have personally only seen this happen once before, and the prospective buyer who got shafted won $25,000 plus lawyer fees.

Screw that other house we found a better one. We close on this Tuesday the 29th and then the fun and more debt begins. It's a townhouse with a one car garage, 2 bedrooms, one and half bathrooms, no basement but we do have an upstairs. Never in my life have I had more than one bathroom and thats growing up with the parents and 3 brothers. Lucky I had no sisters otherwise that would have been hell. We will be next to a mall and a Tweeter is nearby, actually there's just about everything near us from restaurants to retailers to car dealers. Luckily there are side roads to get to our house to avoid the heavy traffic.

The home theater will have to go in the living room and I am curious to hear how it sounds on the pergo floors. My new best friend(Dish installer) comes over Thursday to install our Directv. That NHL Center Ice package is tempting. Looking forward to spending our 4th wedding anniversary on the 31st and my 30th birthday(Aug. 5th) in our new home.

SB- Congrats on the "maybe" home, I hope everything works out this time.

My Dad has alot of Chicago cops as friends, you need a shakedown of the owners? :)

That is an unacceptable event that happened earlier, I would get serious, just as a matter of principle.

I hope that all works out for you and your family. Mancave indeed!
