Home Theater layout w/ AV Rack

I've decided to re-do our basement home theater to make the room feel bigger and also to utilize my av rack. My plan is to put the av rack in our utility room, which is located behind the tv in my drawing. My current set-up has everything near the fireplace, but with my current set-up, I can't use my av rack. If I put the av rack in the utility room, it will go next to our hot water heater. Is that a bad location?

I can tell you without even looking that any gear next to a hot water heater is a recipe for disaster, as you will be exposing the equipment to excess heat from the heater, not to mention the risk of destruction from a water leak. Nothing good can come from this option IMHO.The Gear... The heat doesn't worry me, bc the room is fairly big. The water is what worries me.

Thanks. The only spot I'd put it with my current set-up is behind our sectional in the corner near our walk-out to the back-yeard. If I put it there, I'll have to run a very long hdmi cable from the receiver to the tv.
