    Good to hear, but your still going to have to fix that leak from the outside as well because water is still entering that hole. You can do that yourself as well. Then re-grade and do the gutter thing.

    When I moved into my house, the previous owner built what I first thought was a decorative border around the house made out of concrete. I thought to myself, cool....that looks nice.

    About a year after living here, I discovered why he did this. We had monsoon type rains one weekend and discovered that in areas around the house, there was a "river" where one would NEVER suspect there would be one. 5 inches deep in some areas and as wide as 20'. During that storm, the road out front became a lake and the drain going underneath every driveway had a 2-7' whirlpool going through the drain underneath. One guy down the road (3 houses down) lost the entrance to his driveway completely.

    It was that day that I discovered why the previous homeowner put the border in around the house. The day after the rains subsided, I went into the crawlspace to see what the damage was. Nothing. Not one ounce of moisture was present.

    This type of rain only happened once in 4 years but I have seen the "river" going around the house a couple of times since then.....just nowhere near as bad as it was that weekend. You may want to consider doing something like this, depending on how your property/land is configured.

    Water can do great damage to a house. I'm in construction and a water supply line on one of my houses failed on a Friday and the little plastic piece you screw into the toilet split in half at the bottom. It ran full force for 3 days on the second floor in the middle of the house, wasn't discovered until Tuesday morning and did a minimum of $120,000 worth of damage. Most of that house is now down to studs right now and both floors will need to be brought down to the joists for flooring.....this days before the new hardwood floors were to be installed.

    My point is....water does not take too long to do significant damage and is not to be "ignored". Spend the money required to truly correct the problem or patch it and sell. I'm not joking. Water has no friends or enemies, it is an equal opportunity destroyer of homes.

    Thanks everyone for your comments and advice. Still plan to improve the grade on that side of the house once it dries up a bit.

    Curious minds want to know..

    What is that purple tree?

    And where are the weeds? That yard is the exact opposite of my yard! I was picking weeds with a cool tool and was later looking at how sorry my yard looks compared to the neighbors! I would bet the neighbors are spreading some kind of grass killer on my yard. It's pitiful! The more I do to improve it, the worse it gets??? come on! I was thinking today of mounting a security 24/7 camera system to see what happens this year and into the winter and next spring.

    I'm sittin here thinking about how nice some yards look! I had the best yard on the street when I bought this place. Now the yard looks like a weed factory with every weed known to man in it. :s

    The way verb gets excited about Daylight Savings Time being a sign of spring, is the same way I get excited about seeing redbuds bloom. Redbuds and daffodils mean spring is here, they are always the first to pop out in my area. And they don't rob me of an hour's sleep. Unfortunately, the next thing that always shows it's ugly face is poison ivy. I noticed it is already growing rampant when I was spraying weed killer last week. I only have to get near it and somehow it finds a way to infect me. I'm extremely sensitive and usually have to get a shot to get rid of it. It's the devil's spawn!

    @Hermitism is correct. Absolutely love the trees in the spring. We have a few different types of flowering trees is the yard.

    We just had the yard sprayed for weeds and fertilizer last week. :smile:

    My parents had four bradford pear trees and the canopies got so large and heavy that all four ended up splitting down the center of the trunk. Of course, I was the one that had to cut up the trees. Let me tell you, that was some dense heavy wood!

    Dave, that's how my yard looked 30 years ago, but with St. Augustine grass. 4" thick, dark green and luscious. The kind like yours that invites one to walk barefoot through it or lay down on it or something. :p

    I think Dogwood and Bradford Pear also. We have an apartment complex down the road that planted Bradford Pear trees ( 8 ) out front linning the road. Beautiful in the spring for years.(10). Then a hurricane hit hard. Just like @Hermitism said about his parent's trees, a lot of these split into 4 branches and layed on the ground. A major disaster. The complex eventually dug them all up with-in a year. I was seriously going to plant them down the left side of my house until I saw all the damage a wind storm can do to them. It's a shame too. They are beautiful trees. Especially in a row. Oh, a neighbor 3 doors down still has her's out in front of her house. It has survived somehow. :)B)

    I need to start doing that religiously! I've been down for 10 years and my yard was important but it was down on the list pretty far. Just getting through the day was tops.

    I do know for certain I have a WHITE GRUB problem for sure! I did spead out some grub killer a month ago so I've got a start on some of my yard problems. ;)

    I have enough gardening and yard care books to supply a class room of people so I'm well informed if I just start studying these books like I should've been doing all these years! :/

    Thanks Tony. Lots of projects around here. Driveway has not been touched. Got some cracks, and need to reseal.

    Nice house Verb. Might want to really get that leak repaired the right way as I would find it hard to leave a house like that.

    As far as the discussion with the yard goes, I finally gave up and hired Lawn Doctor or something like that. 7 applications per year for around $780.00 and touch ups in between if needed. They have done one application so far and trumped everything I had done on my own concerning weeds. I also have that farm grass that invades everything, they said they could kill it. No matter what I did, I could not get it to go away and it drives me bonkers because that grass (while still green during the summer) would grow shoots up about a foot to a foot and a half high when the rest of the lawn did not need mowing.

    While it's not totally eradicated yet, now the lawn grows consistently and the tall Fescue that looked so good last year is coming up and growing thick in spades. When I figured out how much I spent per year (at half price from HD because I went to Site One) on the yard with Fertilizer, weed killer, roundup and all of the other associated things to make a lawn luscious, I spent about the same amount BUT I had to apply it myself. With an acre and a 1/3, that's a lot of walking each go'round even with a pro-spreader. Now they do it and I can concentrate on other things. Win, win if you ask me.

    It's worth it to me as my grass has only been greener once....for about a month, then that daggum farm grass started to take back over again. Grrrr. So far, it looks like the farm grass growth has been shunted and it's no longer producing a plethora of seeds, which is allowing the tall Fescue to spread out. By the time I overseed in the fall, I fully expect to have a lawn to die for, even over the winter months.

    Verb, if you do all of the lawn care yourself on that property, my hat is off to you. It's not easy......at least it isn't easy here in SC living next to farmland. One other thing I noticed with the Lawn Doctor that I hadn't even realized until I read about the grub worms here on this thread. The moles seemed to have vacated the property.

    wow.. you are so right! Our mole problem almost got out of hand this year. Thank God for our neighbor's cat scoping them out and killing them. :D

    I often thought about Bill Murray at the last house. Tried everything, eventually settled on killing the grubs by spreading grub killer, which takes a season or so for the moles to eventually find another food source (neighbor's yard :smile:).

    The new house we decided to keep up the practice, and applied grub killer 2 weeks ago.

    We use a local service to apply fertilizer, grub killer, and weed abatement. They in fact do the whole subdivision (40 homes) which gets the price way down. Also included is that they winterize and start up the sprinklers every year too! :smile:
